Corner Brook has commercial zones, a centralized Downtown business district, an industrial area, and two industrial parks, strategically located throughout the city.

Each business district has specific permitted and discretionary uses, that are described in the City of Corner Brook Development Regulations 2012, which can be accessed here.

The city has five different commercial zones:  Central Business, General Commercial, Residential/Commercial mix, Tourist Commercial, and Shopping Centre.

The Central Business District is located ten minutes from the Trans Canada Highway, at the heart of the city.  With a variety of restaurants and pubs, specialty shopping, night clubs, hotels, government offices and commercial enterprises, the Downtown is the business and entertainment hub of the city. It is home to over 300 businesses with more than 3,000 employees.  A dynamic and social district, often described as a ‘Happening Place’, Downtown Corner Brook offers a historic atmosphere in a relaxed ambience.

 

Businesses in the Downtown enjoy the benefits of membership of the Downtown Business Association (DBA).  The DBA has a mission to promote and support downtown as a core business area.

Maple Valley Road is zoned as a general industrial area.  It is close to the Trans Canada Highway at Exit 6 and is in proximity to other commercial areas.

Lundrigan Business Park

The Lundrigan Business Park (formerly known as Country Road Industrial Park) is located close to the city at Lundrigan Drive off Lewin Parkway. The park is zoned as general industrial, is serviced with municipal water and sewer, and is equidistant (about 8 km) from the Port of Corner Brook and the Trans Canada Highway at Exit 4, providing its tenants a great logistical advantage.

Watsons Pond Industrial Park

The Watsons Pond Industrial Park, zoned as light industrial, is ideally located on the Lewin Parkway next to the Trans Canada Highway at Exit 4.
